We are seeking a dedicated and skilled Maintenance Technician to join our team and help maintain the overall condition of our community's common areas. As a Maintenance Technician, you will play a crucial role in ensuring that all maintenance work orders are completed in a timely and professional manner, while upholding positive relationships with residents, staff, and vendors. Your commitment to adhering to the community's policies and procedures, as well as your cost-effective and organized approach, will be essential in providing a comfortable and safe living environment for our residents.

Responsibilities:

Communication

  • Maintain a professional and courteous relationship with residents, staff, and vendors.
  • Collaborate with the community manager and seek approval on all aspects of your work.
  • Foster a productive working relationship with coworkers, actively providing input and considering suggestions to improve our communities.
  • Assist in coordinating with vendors and overseeing projects, ensuring effective daily communication to keep each project on track.

Resident Communication

  • Always perform your work and interactions with residents within the guidelines of equal housing to ensure fairness and respect for all.
  • Establish and maintain positive relationships with our residents, addressing their concerns and needs promptly and professionally.
  • In the event of a combative resident, politely excuse yourself and immediately contact the manager, avoiding engagement in any confrontations.

Community Common Areas

  • Maintain a high level of cleanliness and organization in the community's common areas through daily cleaning efforts.
  • Ensure the community's curb appeal by keeping all common areas clean and tidy, contributing to attracting new residents and enhancing satisfaction among existing ones.

Equipment and Tools

  • Properly maintain and store all equipment and tools owned by the community.
  • Ensure the lead or manager is aware of the location of equipment and tools, particularly in cases where multiple technicians are on site.
  • Refrain from allowing equipment and tools to leave the community without prior permission from the manager, who may implement a check-in and check-out system for better tracking.

Work Orders

  • Prioritize work orders based on urgency, with a focus on addressing safety issues and preventing potential damage.
  • Communicate effectively with residents regarding their work orders, setting realistic expectations and avoiding overpromising and underdelivering.
  • Provide accurate timelines for completing the work and keep residents updated in case of any delays or changes to the schedule.

Home Refurbs

  • Refurbish used homes as needed, utilizing basic carpentry, plumbing, and electrical knowledge.
  • Demonstrate a willingness to learn and seek advice for any unfamiliar aspects of carpentry, plumbing, or electrical work.

Preventative Maintenance

  • Oversee the maintenance and safety of community-owned homes, ensuring the well-being of our residents.
  • Take proactive measures to upkeep community assets for the benefit of all residents.

Cost-Effective Productivity and Time Management

  • Create and maintain a comprehensive list of supplies needed for multiple projects to minimize trips and save time.
  • Optimize expenses by purchasing commonly used items in bulk, such as light bulbs or plumbing fittings, resulting in up to 50% cost savings compared to individual purchases.
  • Continuously seek opportunities to optimize the maintenance budget and efficiently use resources.
  • Prioritize tasks and focus on completing one job at a time to increase productivity and avoid delays.
  • Foster a culture of organization and effective communication to streamline operations and improve overall performance.

Documentation

  • Ensure all work orders, damage/accident reports, and resident confrontations are accurately and promptly documented.
  • Support the documentation process with clear and detailed pictures.

Additional Responsibilities

  • Duties are subject to change, as deemed appropriate by Management.

Qualifications

  • High school diploma or equivalent.
  • Proven experience as a Maintenance Technician or similar role.
  • Strong communication and interpersonal skills.
  • Basic knowledge of carpentry, plumbing, and electrical work.
  • Ability to prioritize tasks, work independently, and maintain a positive attitude.
  • Excellent organizational and time-management abilities.
  • Attention to detail and a commitment to documenting all relevant information.
  • Valid driver's license and reliable transportation.

Compensation and Benefits

Base salary commensurate with experience. Comprehensive benefits package including medical, dental and vision plans as well as paid vacations, holidays and sick time.
